2 Victoria Avenue was awarded ‘WA Property of the Year’ at the Property Council WA Innovation & Excellence Awards held on 12 March 2010. Not just unique in appearance, the commercial office building is the first of its kind in WA to achieve the 6 Star Green Star - Office Design v2 certified rating from the Green Buildings Council of Australia.
Located on the corner of Victoria Avenue and Terrace Road, the low rise building combines arresting river views with energy efficient design.
Achieving a 5 Star energy rating from the National Australian Built Environment Rating System (NABERS) was also integral to the design. The four storey 7,200m2 building incorporates several innovative measures to optimise efficiency, including an active chilled beam system for air-conditioning and a grey water system to reduce water demand.
More visible sustainable design features include external louvers to limit the solar gain through the floor to ceiling glass façade and three rooftop wind turbines which further offset the building’s energy demands.
According to a recent press release by the Property Council Joe Lenzo, Executive Director of the Property Council of Australia says “Stockland together with their team of consultants has delivered an outstanding outcome and contribution to the Perth CBD with this world class sustainable building. It is a benchmark for future office developments and has achieved a new standard in sustainable office outcomes.”
Arup worked alongside project architect Woodhead, to provide structural and fire engineering services for the project. Completed in early 2009, 2 Victoria Avenue was developed and is managed by Stockland Commercial Property.
