One One One Eagle Street is a world-class high-rise under development in Brisbane's city centre. It embraces global best practice in sustainable design and is pushing the boundaries of the built form in its design, aesthetics and construction.
Working in partnership with Cox Rayner, Arup developed the building’s unique design, which incorporates an organic structural frame, offset core and fully glazed façade to maximise views of the Brisbane River. Arup services include structural, civil, façade, fire and maritime engineering.
Unique construction sequence
The new 50-storey tower is being constructed over, under and adjacent to a busy retail and commercial office precinct. Working closely with Leighton Contractors Arup developed a construction methodology that maximises construction efficiency and minimises the impact on patrons and businesses using the existing riverside precinct.
A perimeter diaphragm wall and large prefabricated steel columns were installed from ground level and plunged into large diameter piles founded in rock below the basement. The plunge columns were designed to support tower construction during the excavation of the basement, maximising construction efficiency by allowing construction to proceed up and down simultaneously and minimising disruption to surrounding sites. This approach is expected to save 12 months in construction time.
The inclined perimeter column arrangement forms a striking feature for the building and was developed from an algorithm simulating how plants grow towards light. This visually-interesting approach produces an organic pattern to the façade columns and provides lateral stiffness to the tower.
Sustainable design
Demonstrating exemplary quality and sustainable design standards, One One One Eagle Street has already achieved a 6-star Green Star rating for its design. Upon completion in 2011 the development will become the first commercial office tower in Brisbane to achieve the Property Council of Australia ‘premium’ standard for world’s best practice.
