Union Investment Real Estate (UIR) appointed Arup to carry out condition surveys on six buildings in Mexico, as part of a due diligence process.
The technical due diligence ensured that the company had a clear understanding of the short and long term liabilities associated with the purchase of each building - preventing any costly surprises after the building had been purchased.
Arup completed an on-site condition survey and a review of documents and drawings relating to each of the buildings. The locations and ages of the buildings varied, with one not yet constructed.
The goal of the surveys and reviews was to ensure that each of the buildings was to identify any significant defects. Arup examined all major building systems, architectural features, and carried out an environmental assessment including an evaluation of probable maximum loss should a seismic event occur. The survey team also ensured that the buildings in question were built to the correct standards and the as-built drawings were in agreement with the original design.
Arup provided the client with a detailed analysis of the survey findings, highlighting the actions that would need to be carried out to fix defects. The team also made suggestions to improve the building’s performance and unlock opportunities to realise further value from the property. These ranged from short term corrections to longer term performance improvements such as glazing installation and the reconfiguration of the building to obtain more efficient rental space.
