Site development

We bring joined-up thinking to development, to draw out the full potential of sites.

Clients expect Arup to deliver differentiators. The difference that makes a property stand out may blend many elements – from a strategically chosen site to sustainable design features that ease consents, attract tenants and lower operating costs.

Arup helps clients pursue all the elements of successful development by bringing our full breadth of policy, planning, design, delivery and aftercare expertise to site development and urban renewal projects.

Integrating perspectives

Successful owners and developers benefit from aligning the interactions between people, systems, buildings, landscapes and communities.

For instance, by analysing water demand (for drinking, sanitation, heating, cooling, irrigation, fire safety, landscaping and natural habitat) and supply (from potable providers, ground, surface, rain and recycled water) we can design more efficient water and energy infrastructure that conserves costs and natural resources.

Likewise, ease of access for people and goods is required to build, operate, populate and enjoy the best developments and public spaces. Our fluency in transport planning, systems design and operations give our clients confidence that thoughtful connectivity will be embedded in their site.

Integration is also evident where both private and public sector clients pursue positive change. Big-picture economic and social aims typically drive regeneration projects, such as Hunters Point redevelopment or the city of Brussels’ NEO. Arup often helps project sponsors to extract more immediate and long-term value by looking beyond property boundaries. To do so, we provide joined-up services including masterplanning, civil engineering, transport planning, and energy and water management.

Steering success

Clients bring us ambitious projects that present technical complexities and demand new thinking. To promote understanding and win approvals for such projects, Arup uses its skill in engaging with stakeholders at all levels of technical fluency to communicate the projects’ benefits, features and regulatory compliance.

For Bay Meadows, an infill mixed-use development on an existing commuter rail line, articulation of the project’s potential for delivering sustainable outcomes helped gain support from the Sierra Club, an influential environmental group often critical of development, alongside several other environmentally minded groups.

Arup’s long commitment to collaboration gives us the experience to listen, learn and share ideas accessibly. We inspire confidence with our honest dealing, which extends to the transparency of the virtual modelling platforms we use to analyse and refine new, inventive designs.

Better spaces for living

Forward-thinking clients often seek Arup’s help in re-imagining the development of cities and towns or commercial, educationalhealthcare and industrial campuses.

The Co-operative Group, for example, sought ‘an inspiring European benchmark’ for responsible and sustainable development on its 20ha site in Manchester. Construction is going ahead on the basis of our regeneration framework, which lays out plans for renewable energy, water recycling, green transport systems, sensitive incorporation of historic features and 4.5ha of open public space.
