Hysan Place at Lee Gardens, Hong Kong

A green beacon of work and play

Since its opening in August 2012, Hysan Place has drawn public attention to both its successful commercial approach and excellent achievements in sustainability.

Redeveloped on the site of the former Hennessy Centre, Hysan Place stands right at the bustling crossroads in Causeway Bay, one of the most vibrant commercial districts in Hong Kong. While enjoying exceptional transport and other conveniences, residents there also suffer from air pollution, heat island effects and a lack of open space. This redevelopment provides an opportunity to implement the building sustainability concept tailor-made for high density urban areas.

Arup designed an integrated sustainable strategy for this high-rise building, which not only enhances the building performance but also benefits the local community with green public space.

Project Summary

1st LEED-CS Platinum Certification in Hong Kong

41% carbon reduction compared to the mixed-use building

40 storeyoffice and retail building

Urban windows

Amongst the most visible features of Hysan Place are the ‘urban windows’ – large openings at lower levels in the building – allowing air flow through the area and reducing wall effects. They also provide the perfect setting for sky gardens which help reduce heat island effects.

High performance envelope

The custom-designed façade maximises natural ventilation and daylighting to cool and illuminate the indoor space. Large window areas provide generous amounts of daylight, the shading and light shelf help to improve the uniformity of daylight and energy efficiency. Lower and upper vent design utilises local stack effects to increase natural ventilation.

Hybrid ventilation

To ensure occupant comfort while achieving energy efficiency, an advanced ventilation approach was designed to combine the best aspects of natural and mechanical ventilation and air-conditioning. Occupants may enjoy natural ventilation in transition seasons or non-office hours to suit their own comfort.

Green landmark

With 41% carbon reduction compared to the existing typical retail and office mixed-use building, Hysan Place showcases how the market and community can move towards greener and better development. Its remarkable design has been widely recognised in the industry with a number of prestigious awards and accreditations including the first LEED-CS Platinum Certification in Hong Kong, Gold Award (Best Mixed-use Development) in MIPIM Asia Awards 2012 and the first BEAM Plus Platinum Provisional Certification.
