Barcelona-El Prat Airport Real Estate Masterplan, Barcelona

Masterplan for a 21st century El Prat Airport

The Barcelona-El Prat Airport Master Plan is a development project commissioned by Aena. Aena, a Spanish state-owned company is the world's leading airport operator in passenger numbers, with 46 airports in Spain and an additional 15 airports in Europe and America.

The development project consolidates Barcelona’s role as the gate for innovation in the Mediterranean arch. In a project focused around the knowledge economy, the airport development will offer the increasing number of passengers to the airport (47 million in 2017), a world class airport experience.

We provided services to develop this vision and a detailed real estate masterplan, including urban and infrastructure design, airport and economic planning and environmental consultancy in looking to create an airport that is both smart and sustainable.

Project Summary

328ha total area

€1,283mtotal investment

+1.8m sqm of mixed-use development

An innovative design

One of the many strengths of the master plan is founded in Aena's capitalization of the global digital technological revolution. The plan focuses on the opportunities in e-commerce and e-logistics, and uses systems which will handle processes at optimum efficiency.

These areas include an e-commerce hub to efficiently handle cargo and distribution processes through the application of robotics, which in turn attracts high value activities such as commercial space and data centres in the facility.

Another feature is the Air City, a mixed-use development which will be integrated with the terminal activity as an extension of its commercial space, retail opportunities and hotels.

A hybrid space of research, production, market launch and distribution will also be implemented, called Industry 4.0 + Aeronautic. This is thought to serve as a living laboratory of the advanced activities developed in the airport.

A collaborative project lifecycle

The project is expected to be developed throughout a period of 20 years in three phases.  The implementation strategy has been made feasible, by tailoring it to adequately respond to the market demands.

The breakdown of the development story see the first five years develop land that better serves the current real estate and is supported by the existing infrastructure. The development stages (6-10 years) will fulfill increasing market demand, and consolidate the airport as an e-commerce hub, with diversifying economic activity.

In its consolidation (11-20 years) the result will be an innovative services and digital airport hub. The expansion project will be fully developed and the accessibility strategies for traffic will be implemented to guarantee the operational performance.

This masterplan facilitated a participated design process, where different stakeholders contribute and participate to achieve the highest consensus possible for Barcelona’s and Spain’s most impressive airport.

Benefits for Barcelona

The Barcelona-El Prat plan not only maximises the benefits for the airport, but also the surrounding territory.

One of these includes the promotion of the preservation of 215 hectares of environmentally protected land and agricultural spaces of the Llobregat delta. The space around the delta and business farms will become fully integrated, with wellbeing and quality at the centre of the design.

The 328 hectares of airport territory itself which are to be developed provide large scale and potential to become a unique opportunity for the whole metropolitan area and become a platform to integrate industry, technological services and transport.
