First phase of Madrid’s newest office hub Puerto de Somport 21-23 opens

Madrid continues to expand its premium office offering with Puerto de Somport 21-23, a 60,000 m² commercial development with a mix of office space and premium services and restaurants located in Las Tablas, in the north of the city.

Designed by KPF and BOD, the development is one of a handful of flagship commercial office spaces opening in Spain’s capital this year, and which will be developed in three phases.

The first phase, officially inaugurated on October 21, offers a total surface area of 20,000 m² across two buildings. The six-storied developments feature 5 metre-high lobbies, topped with five floors of highly flexible office space. Offering a floor plate of up to 3,700 m² each, the flexible space is then divisible into four independent modules per floor, as well as a first floor that can house both services and offices.

Working with the client throughout the asset lifecycle, Arup has been involved across all phases of the project for these first two buildings, including the initial traffic access study, the technical review of the execution project as well as directing the execution of the construction works.

Arup's sustainability team have also carried out a decarbonization assessment, providing an environmental impact analysis of the building throughout its life cycle.
