The site is located southeast of the crossroads of Kingsland High Street and Dalston Lane, between Roseberry Place and Beechwood Road. The buildings on this site were all vacant and a proposal was submitted for the demolition of these buildings and the construction of a new development.
Promoting biodiversity opportunities
The proposed development was a residential-led mixed-use regeneration scheme comprising residential units, commercial floorspace, a library, community space and significant areas of public open space. Of the proposed residential units, 35% were designated as affordable housing. The integrated design also incorporated environmental measures such as green roofs to promote biodiversity opportunities and to also reduce surface run off.
Environmental impact assessment
Arup also undertook an environmental impact assessment for the derelict site which enabled the urban regeneration objectives of the development to be met and considered a wide range of topics including air quality, ecology, transport and waste.
Consultation was undertaken with relevant bodies such as the local planning authority, English Nature, English Heritage and the Environment Agency. Consideration was also given to development schemes nearby that had planning permission or where planning permission may have been granted.
The London Borough of Hackney approved the scheme in July 2006 and construction of the development is now complete.
