Bringing nature inside the sustainable workplace at Heritage Lanes

Designed to complement the historic marketplace that once stood in the heart of Brisbane, Heritage Lanes located at 80 Ann Street achieves a balance between form, function and sustainability. Heritage Lanes set out to achieve global leading Green Star Design & As Built and WELL ratings and is designed with Brisbane City Council’s Buildings that Breathe firmly in mind. 

In 2017, Mirvac came to us with a vision: to preserve Heritage Lane’s historic fingerprint while creating a modern and contemporary urban site for Brisbane’s commercial centre. We partnered with Mirvac to realise this vision and supported with full multidisciplinary engineering services early in the design phase. In addition, our team developed future-proofed infrastructure to enable continued growth in building operational intelligence and management, ensuring enhanced flexibility and scalability.  

Heritage Lanes has a strong sense of place and identity and creates a landmark and destination for tenants and visitors. Leveraging Brisbane’s subtropical environment, the building promotes breathable spaces and flexible working environments to support wellbeing and boost productivity.  

The building design highlights include vertically integrated work environments, mix-mode floor plans, natural airflow and light, interconnected voids and smart infrastructure.

Flexible, adaptable and open workspaces

Flexible, adaptive and inviting design considerations were vital for creating a space fit for Brisbane’s dynamic and modern workforce. From project inception, Mirvac set out to create a world-class workplace that is ‘uniquely Queensland’ with a truly flexible design to meet the high-performance tenant brief. Taking an all-hands approach, we provided multidisciplinary engineering services early in the design phase to help Mirvac deliver on their design vision. Early engagement proved valuable, as we supported with the curation of a new city precinct and world-class workplace which derived global thinking but with Queensland authenticity.

Heritage Lanes is Mirvac’s first large-scale net zero carbon in operation office development, powered by 100 per cent renewable electricity. The building’s flexible floor plan allows teams to work in different configurations depending on their needs without feeling constrained by hierarchy. Expansive collaboration areas connect people, while small intimate meeting rooms offer privacy. Visitors can move freely through the building, and high ceilings and three-story atriums maintain a sense of openness and connection.

The digital services systems can adapt to different workplace trends and drivers. We incorporated digital systems and smart building infrastructure to establish allowances for future systems to be integrated, depending on the occupant’s needs. In addition, we guaranteed continual upgrades to the building’s intelligence and decision-making capacity for a flexible and expandable operating environment.

Sustainable building design connects with nature

Taking advantage of Queensland’s relaxed, warm and outdoor lifestyle, we created a space that is comfortable, safe and inviting while prioritising sustainability. Maximising natural light was vital to creating a well and comfortable workplace. The building’s side core configuration enables over 80 per cent of the floorplate to be within 12 metres of a natural light source. 

We designed the floors to function as breathable ‘verandas’ promoting mixed-mode ventilation that can be completely open or fully air-conditioned if necessary, creating a functional space in all weather conditions.

Landscaping and biophilic design elements maintain a constant connection to the natural world while promoting health and productivity. The plants throughout the site are 100 per cent native, with over 60 per cent of the species coming directly from the Brisbane bioregion. The ground plane features over an acre of public green space, including an urban garden and bush tucker garden.

These features represent world-leading environmentally sustainable building practices instrumental in helping Heritage Lane achieve a Platinum WELL rating and target a 6 Star Green Star Buildings v1 rating from the Green Building Council of Australia.
