Madrid Edition Hotel: creating a cost effective retrofit design

The most exclusive brand of Marriott International, the world's largest hotel group, has opened its doors in the Plaza de las Descalzas in Madrid . For six years, Arup has been working on the refurbishment of this former pawnshop, converting it into a 5-star luxury hotel in the historic centre of the capital.

The Madrid Edition, which has 200 rooms and suites, has been completely renovated, preserving on its façade, a large baroque portico dating from 1733, the work of the artist Pedro de Ribera. The space also features five different gastronomic spaces, including two exclusive restaurants, a cocktail bar, a Sky Bar and a rooftop terrace by the outdoor swimming pool.

Arup worked closely with the Office of Architecture in Barcelona (OAB) architects to deliver a modernist and elegant design, using simple and cost-effective solutions. Key factors in the design have been the combination of total transparency with high thermal and acoustic performance.

Arup's services included facilities engineering, façade consultancy, acoustics, fire safety, traffic and mobility study and security. In addition, for this project, Arup led the sustainability and energy consultancy, including the coordination of the LEED certification process, which aims to achieve Gold level, minimising energy and water consumption.

Arup's services included facility engineering, façade consultancy, acoustics, fire safety, vertical transport, traffic and mobility study and security. In addition, for this project it has led the sustainability and energy consultancy, including the coordination of the LEED certification process, which aims to achieve the Gold level, minimising energy and water consumption.

The construction materials selected for the hotel allowed to eliminate sources of pollution and offer a better user experience through steel windows and frames for the podium, and structural glazed panels for the upper floors.

For the existing façades, a cassette solution has been designed together with OAB to solve the openings with an industrialised building system of high quality and fast installation, achieving a cost reduction of 20%. A steel curtain wall with large glazed panels makes up the façade of the foyer, while the envelope of the rear has been completely renovated with an ad hoc curtain wall solution that integrates the elegance of the architectural design with high performance values.

One of the biggest challenges has been to place a 5-star project in the busiest area of Madrid, combining style and quality innovation with the traditional landscape of this square. Arup's regeneration work is based on a traffic and mobility study that maximises the experience of users and passers-by, integrating a luxury building with the life of the city.
