In an increasingly competitive commercial property market, tenants are becoming more vocal, driving a heightened focus on user-centric features and occupier health and wellbeing in office designs. Reflecting its commitment to employee health and wellness, IPUT Real Estate adopted the globally recognised WELL Building Standard for its head office. WELL Certification, awarded by the International WELL Building Institute (IWBI), is the only performance-based system focused on enhancing the health and wellbeing of building occupants.
Arup’s in-house WELL advisors worked closely with IPUT Real Estate’s design team, providing support from pre-assessment through to performance verification and certification. In 2018, its head office became Dublin’s first WELL Certified Gold project. In 2024, Arup’s advisors helped to recertify both the original office and a new extension to the Gold level.
By achieving and recertifying with this prestigious certification, this office sets a new standard for health-focused workspaces. In collaboration with Arup, IPUT Real Estate has designed its head office to not only look exceptional, but also enhance the health, comfort and wellbeing of everyone who steps inside.
Designing a WELL office
Located in a beautifully restored Georgian building, IPUT Real Estate’s head office was designed with employee health and wellbeing at its core.
Arup’s designers advised IPUT Real Estate on all aspects of workplace design in line with the WELL Building Standard. By prioritising factors such as air quality, thermal comfort, acoustics and water quality, we conducted thorough assessments to understand the specific needs of the space. Based on these insights, we made targeted recommendations to improve these critical areas, creating a healthier and more productive workspace.
From air quality improvements with advanced filtration and real-time monitoring, to moisture control measures that prevent microbial growth, our team implemented solutions that create a healthier, safer environment. We also prioritised water quality, introducing accessible hydration stations that encourage healthier habits, while ergonomic enhancements, like low-glare workstations and sit-stand desks, support employee comfort and productivity. Customisable HVAC systems offer employees control over their thermal comfort, further boosting workplace satisfaction.

Managing the WELL Certification process
For both the initial WELL Certification in 2018 and the recertification in 2024, our in-house WELL advisors delivered a comprehensive, integrated service, collaborating closely with IPUT Real Estate’s design team from pre-assessment through to performance verification and final certification.
Beyond the physical design, we also facilitated the process of onsite performance verification and managed the required documentation. Our team organised letters of assurance from professionals overseeing the design, construction and operational aspects of key WELL features, including air, water, nourishment, light, movement, comfort and mind. This ensured that every aspect of the project met the requirements for WELL Certification and that employee wellbeing remained the central focus.
Through our collaborative and holistic approach, Arup helped to create a workplace that not only meets WELL Certification criteria but also fosters a culture of health, productivity and sustainability. By implementing these wellness-driven solutions, IPUT Real Estate continues to demonstrate its commitment to providing an optimal working environment for its employees, with a design that enhances both their physical and mental wellbeing.
