Designing a smart ‘city within a city’

Arup is working with Hunza Properties Berhad, one of the leading developers in Penang, on the Penang International Commercial Centre (PICC) – one of the first mixed-use developments in the northern Malaysian state planned with technology at its core.

As the lead Digital consultant, we developed a digital masterplan focused on creating a technology-enabled smart ‘city within a city’ across the 43-acre mixed-use development. We are also delivering civil and structural engineering design for the development’s dynamic mix of residential, retail, commercial and hotel components. 
 
We used people-centric design principles, while approaching the brief from a design, technical and financial standpoint. Guided by the masterplan vision and experiences the development will offer, we identified the use of suitable technology – some of which will leverage on big data and Internet of Things (IoT) networks – and developed digital initiatives across mobility, retail, parking systems, public lighting and more.

PICC is well-connected to the airport and important amenities in Georgetown such as the SPICE Convention Centre and is set to be a commercial game-changer north of Penang.

Where technology complements architecture, we identified key digital strategies that will complement and enhance unique lifestyle experiences in PICC. Retail experiences are set to be transformed with digital payment platforms and a click-and-collect system that allows shoppers to pick up items that they bought online. The offices are designed with an advanced building management system, flexibility, and public WiFi, which allow visitors and workers to stay online. 


PICC will also drive several smart initiatives across the development that are designed to connect with IoT networks, video analytics and surveillance technologies. Other innovative features optimise operations through smart public lighting, parking management, digital wayfinding, mobile booking for healthcare facilities, and predictive maintenance for building management.
