Setia V Residences, Penang

Upmarket and among the tallest residential towers in the northern region 

Strategically located along the famed waterfront esplanade of Gurney Drive, Setia V Residences is a sophisticated development targeted at the high end of the residential market. We delivered Geotechnical, Civil and Structural Engineering services for this project comprising a 48-storey and a 32-storey luxury condominium towers.

Significant engineering skills

This project brought two site specific challenges in the form of two heritage houses that had to be maintained. In one, a four-storey guest lounge was built over a one-storey traditional Malay village timber house. In the other, an 11-storey podium was built over a two-storey heritage masonry building that was formerly a residential bungalow.

Spanning over the single storey timber house was fairly straightforward by the use of steel trusses and columns. But spanning over the larger double storey bungalow was more demanding calling for use of the podium floor structures to be deployed as two-way multi-storey trusses with a span of 20 m. The podium floors house car parks and six-star facilities floors for swimming pools, gardens, community halls, etc – all in, an elegant and integrated structural solution.

This tall building project was unusual for its mix of precast jacked-in concrete piles and cast in-situ bored piles supporting the same tower structure. This is something not commonly done for differential settlement reasons from different piling systems. But in this case, we successfully designed it thereby addressing constraints imposed by the inability of the jack-in machines to operate too closely to the existing heritage building but which bored pile machines can.

The towers were designed to be tremor resistant and constructed in reinforced concrete with wall-frame interaction. A transfer slab was needed but value engineered to a minimum. This is a project that has gained from significant engineering skills that Arup have brought to bear.
